Whether you're gone for a few weeks, spending the season somewhere warmer, or simply don't visit your Sandpoint-area property regularly, Hawley Handyman can keep an experienced eye on your home.

Our Home Watch Service provides a scheduled visual property check each month to identify readily observable problems before they have a chance to become larger, more expensive issues.

Monthly Home Watch — $85/month

Each monthly visit includes:

Exterior Property Check

• Walk-around of the home

• Check exterior doors and accessible windows

• Look for obvious storm, tree, roof, gutter, or exterior damage

• Look for signs of animal or pest activity

• Confirm property appears secure

Interior Property Check

• Walk through accessible rooms

• Look for signs of water intrusion or leaks

• Check beneath accessible sinks

• Check toilets and plumbing fixtures

• Check water heater and mechanical areas

• Look for unusual moisture, odors, mold, or pest activity

• Check refrigerator/freezer operation when requested

Heating & Safety Check

• Verify thermostat temperature

• Confirm heating/cooling system appears operational

• Listen for smoke and CO detector warning/chirping

• Look for obvious electrical or mechanical abnormalities

Vacant-Home Exercise
When appropriate:

• Run faucets briefly

• Flush toilets

• Operate garbage disposal

• Check for drain/sewer odors

Security Check
Before leaving, we confirm designated doors, windows, garage doors, gates, lights, and other requested items are returned to their appropriate condition.

Your Property Check Report

After each visit, you'll receive a documented property report that includes:

• Date of visit

• Property condition checklist

• Interior temperature

• Notes about any concerns

• Property photographs

• Photos of any problem areas discovered

• Recommended action when appropriate

If we discover something that requires immediate attention, we'll contact you rather than simply waiting for the report.

Repairs & Additional Services

Repairs are not included in the monthly Home Watch fee.

One advantage of having Hawley Handyman watch your property is that if a problem is discovered, we may be able to take care of it for you.

With homeowner authorization, we can perform many common repairs or coordinate with an appropriate specialist when the problem requires another trade.

Additional handyman work is quoted or billed separately.

Additional Property Visits

Need someone to check the property after a major storm, cold snap, power outage, or other event?

Existing Home Watch customers can request additional property checks as availability permits.

Additional scheduled visit: $75
Priority/urgent visit: Starting at $125

Additional charges may apply for extended travel, after-hours service, extensive property checks, or time spent addressing a problem.

Important Service Information

Home Watch visits are visual property checks intended to identify readily observable conditions at the time of the visit.

Home Watch is not a professional home inspection, security service, property management service, mechanical inspection, code inspection, or guarantee against leaks, equipment failure, intrusion, weather damage, frozen plumbing, concealed defects, or other property damage.

Areas that are inaccessible, concealed, unsafe, locked, or otherwise unavailable during the visit are not inspected.

Hawley Handyman will promptly report significant readily observable concerns and will not perform additional repair work without homeowner authorization except when specifically authorized in advance.

$85 Per Month

One scheduled Home Watch visit each month, a documented property checklist, photographs, and the peace of mind of having an experienced local handyman keeping an eye on your home.
